Buy Indepence

Know what you can actually afford — before a lender tells you what you're approved for.

Those are two different numbers. The bank calculates the first one. I help you find the second.

Before you start looking at listings, we look at your money: what's coming in, what's already committed, and what a house actually costs to run once it's yours. Then we work out the number that lets you buy a home and still have a life in it.

Why this works

Knowing what you need, want, and can afford is the first step. Most people skip straight to browsing listings and work backwards from a house they've already fallen for.

A strategy you can stick to gets you there faster than one that only looks good on paper.

Understanding the mechanics means you're making the decision — not just agreeing to one someone else made for you.

Together we will

  • Review your budget, your debt, your lifestyle, and what you're actually hoping for

  • Add up the costs nobody mentions at the open house: property tax, insurance, utilities, maintenance, strata

  • Land on an affordability number you can live with, not just qualify for

  • Build your FFC&P Mortgage Blueprint — your written plan for getting mortgage-ready

  • Bring in a Manulife Mortgage Specialist once you're ready to talk actual products
